General Terms and Conditions (GTC) for the accommodation contract

1 Booking
If the apartment has been booked via our booking system, then the booking is confirmed and binding. The apartments can be booked on a daily (from fourteen nights onwards), weekly or monthly basis. The minimum booking period, however, is fourteen nights.
2 Payment
Payment of the booking amount is possible by bank transfer and credit card. If you pay by "bank transfer", the amount must have been paid not later than ten days following the booking – and short-notice bookings not later than the day of arrival, otherwise we shall cancel the booking.
For a booking up to and including 60 days, the total amount shall be payable, while for a longer booking the bill can be paid on a monthly basis.
3 Security deposit
A deposit of CHF 900 shall be charged.
The deposit will be refunded within five days after departure, provided that no defects/damage/claims exist.
4 Arrival and departure
On the day of arrival, the apartment is available for occupation from 4 pm. The apartment and main entrance doors possess an electronic access system. Access ensues by entering a code that remains valid for the entire duration of the booking. On receipt of payment, the access code will be sent by email to the email address provided with the booking. The entering of the access code at the main entrance doors and the apartment doors grants access. The apartment must be vacated by 10 am on the day of departure. After this time, the access code is no longer valid.
5 Extending the period of booking
If an extension to the original booking period is desired and the apartment is still free for the extension period, then the guest can extent the duration of the booking himself using our booking system. On receipt of payment, a new access code is then sent by email, which is valid following the expiry of the original duration of booking.
6 Cancelling the booking before arrival
The booking made can be cancelled free of charge at any time up to fourteen days before the arrival date. In the event, that the guest is obliged to cancel the booking less than fourteen days before the arrival date, then it is possible to cancel the booking by paying a cancellation charge amounting to 30% of the booking amount. Short-notice bookings cannot be cancelled free of charge within fourteen days of the arrival date. In this case, the same cancellation charges as stipulated above shall apply. 7 Withdrawal before the expiry of the booking period
In the event that the guest withdraws from the contract before the expiry of the booking period, then this is possible on payment of a charge amounting to CHF 390. If the apartment was booking 30 days or longer, then a notice period of fourteen days is added. The guest shall notify notices by email to
8 Visualisation of the apartment
The photos of the apartments on our homepage mylittleap.ch may differ from the actual furnishings/furniture. Sometimes It is possible to visit the apartment desired before making the booking.
9 Damages on Furnishings/Furniture of the apartment
The guest shall check the apartment within 48 hours following check-in for any damage and defects and inform us of such by email to:
10 Access to the apartment
Cleaning, repairs or maintenance is always on Fridays, instead of between 10 am and 4 pm. For this porpose, the apartment can be entered unannounced, on Fridays from 10 am to 4 pm from our staff. If the Friday is a holiday, the work will be done the following Monday or Tuesday.
11 Services
The following services and costs are included during the duration of the booking:
- Furnishing and kitchen equipment
- TV
- Internet
- Heating
- Hot/Cold water
- Final cleaning of the apartment
- Washing machine and tumble dryer for the apartments of House No. 8 are situated in the basement, while the apartments of House No. 6 have the washing machine and tumble dryer in the apartment
- VAT and applicable charges
12 Cleaning of the apartment
The separately booked cleaning is also on Fridays (alternatively the following Monday or Tuesday), instead of between 10 am and 4 pm. The cleaning comprises the living area, kitchen (but not the tableware!) and bathroom. The apartment must be left broom-clean at the end of the rental period. Heavy soiling must be removed. In the event, that an excessive amount of rubbish and/or dirt is present or has been left during the period of booking, then the costs for the disposal and/or cleaning shall be charged to the guest.
13 Smoking ban
Smoking is prohibited in the entire building; the apartments are non-smoking apartments. The odours/damage caused by the guest from smoking will be removed and the costs charged to the guest.
14 Pets
Pets are not allowed.
15 Insurances
Insurances, such as theft, household and accident insurances, etc., shall be the responsibility of the guest. No liability shall be accepted for theft, damage to property or personal injury.
16 Internet
No liability shall be accepted for any damage resulting from the internet network provided by us. It shall be the responsibility of the guest to provide appropriate safeguards such as a firewall, anti-virus software and similar. Furthermore, a constantly functioning internet connection cannot be guaranteed. No liability in this regard shall be assumed.
17 Fire alarm system
If a fire alarm is triggered due to the fault of the guest, then the costs incurred for the fire service, police, etc. shall be charged to the guest.
18 Use of the apartment
The apartment is solely intended for residential purposes. Any other use – particularly for commercial purposes, is prohibited. Failure to comply with this shall result in the immediate termination of the accommodation contract and deletion of the access code – with no prior admonition, and without refund of the already paid booking amount, which shall then be deemed as an administration charge for the inconvenience caused. The maximum occupancy of the apartments is two people. Children under 12 years are not allowed.
19 Rest periods, consideration for others and duty of care
Between 10 pm and 6 am the next day, noise emissions shall be avoided and all activities shall be reduced to a low volume. Consideration of the other guests is requested. In the event that improper treatment of the furnishings or components is established, the guest acts contrary to good faith and against law and order, then failure to comply with this – following a single verbal reprimand – shall result in the termination of the accommodation contract with immediate effect, and without refund of the already paid booking amount, which shall then be deemed as an administration charge for the inconvenience caused. It is strictly forbidden to mount any installations in the abartment, in particular no drill holes, nails or screws in walls and ceilings!
